  1. Very good video and thanks for posting. One question and by no means am I questioning your experience. My reading told me the opposite of what you said "pre qualified" VS "pre approval" . My info told me preapproval is what counts. David Bach's book. Thank you and I am happy I found your video

  4. The biggest mistake I ever made was letting a renter move in with out 'everything paid for' I trusted that HUD was going to paid me, but the new tenant did not tell me that she still owed her last landlord money and HUD would not pay me any rent until ALL back payments were settled.
    I eventually evicted her and lost out on over two months rent, court costs and stuck with a high water bill. I never collected a penny from her.
    Lesson learned, never again!

  7. Hi John, I am looking to do my first flip in Florida but I live in Arizona. Unfortunately in my home state there are virtually no foreclosed properties that are listed around the $35000-$50000 mark. I do not plan to move to Florida right away, do you think it is a good idea to make an investment where you will not be physically present? Can it be done? Thanks
