Today Ben Leybovich, who shared with us his powerful journey almost a year ago on episode 14 of the BiggerPockets Podcast, is going to talk with us about what it takes to succeed as a multifamily investor -- looking beyond the numbers and truly investing in the right kind of properties. As I said- this show is a little different. Rather than just an interview, we decided to make this episode more of a "conversation" between Ben, Josh, and myself -- discussing (and often loudly debating) everything from "what kind of properties to buy," "what kind of location someone should buy in," and a long debate on one of Brandon's most recent purchase- the ugly purple triplex. Although this is our longest show, at almost two hours in length, I think this is one of the most powerful podcasts we have ever done because it's totally unfiltered, deep, and raw.   1. Brandon is an idiot. A complete idiot. He's too arrogant listen to a mountain of great advice from Ben. He attributes the minor success he's had in real estate with his own skill and wisdom, when in reality it has more to do with "raising tides raise all ships." I guarantee Ben will have amassed an incredibly valuable portfolio in 10 years or so. Very intelligent guy and savvy investor.

  10. I've only listened to a portion of this so far but Ben seems very intelligent on the subject and he doesn't fuck around.
  11. The waldo discussion was EXTREMELY valuable. I'm talking to someone about a property right now that has no comps. As a newbie, perhaps I need to walk. They are also asking way too much so you probably just saved me lots of money. Sometimes the best deal you do, is the deal you don't do! The search continues, never give up!
  12. Great video. When Ben talked about cap rates, I thought about the local cap rates here in N. California. I've seen multi family properties, in good locations with cap rates of 2 to 3. For your perspective, I bought multi family properties in the same locations, 18 years ago with cap rates of 14 to 16. So I got to thinking, cap rates reflect a kind of sentiment, similar to bull and bear markets in the stock market. The lower the cap rates, the more euphoric the attitudes towards investing in real estate. The higher, the less interest. Guess when you should be buying?
  13. Great video guys. And I gotta say, I loved Ben in this video. His no nonsense approach to investing is very similar to my own. SFD developer from Southern California here, starting to build a multi family portfolio. Currently I am systematically going through all BP podcasts (yes all 173!) All the information was incredibly helpful and I was taking copious notes the entire time. I really enjoy the video podcasts as I feel they are easier to engage with.
