8. I had a house with an ARV of $50k under contract at $13,500 with 10% Down over 4 years. Turns out the house has $90k in liens that were still accumulating daily. Another house that was fire damaged an ARV of $125K repairs at $50k had it sold at $25k until the roof gave up and the house shifted 3 inches over night adding about another $15k in repairs seller back out
