  2. This really was a fantastic interview. Ian has impressed me with his knowledge & experience in doing these types of deals. And Joe played the part of the investigative interviewer quite well!
    I especially like the very last part, where Ian talked about doing "The Robert Allen Challenge," where he says what he'd do if he were dropped off somewhere with just the basic living expenses covered, and still be able to do deals.

I was loving this until I found out today that AITDs (wraps) are a problem because according to Dodd-Frank you MUST have a reputable servicing company service the loan.  Can't do it as an individual....and yet if the underlying loan has an acceleration clause a servicing company won't touch it.  I'm curious who you service with in your area?  I'm in CA and no one will touch this stuff with a 10 ft pole.  Do you know anything about Land Trusts?  Putting the prop in a trust and using a Trustee to service the underlying loan?  The concept you're sharing here is beautiful.  I'm just so paranoid of getting a seller into hot water.  I sold an investment prop once on a sub 2 and it was a lovely thing for everyone involved.  The AITD could be even better.  Shucks...
