So that they will know and take me seriously. How do I gauge the amount of work it will require and the cost of those repairs?

  6. Hello, my name is Robert M  Rowe II, I'M a contractor painter in Detroit Mi, for one year now. As a child my father implemented the rule "work for your self no't for some body else". My dad was a Real Estate investor him self, and I at an early age learning how to repair  them, but no't how to obtain them.That's all I do now, like your brother lol but that was his choice. Currently now Real Estate in Detroit is the area every one is buying from now simply supply and demand, low rates and low  purchase  prices of property at the same time.I'M currently working with a hard lender. Scott Yancy from the A&E show flipping Vegas. Scott and his team uses insiders cash to fund a 3 month term deal at 75 % LTV: with a interest charge of 3% per month for each month the loan exist minimum fee 5 K . I have to front the remainder balance of the purchase price plus proof of funds to repair the property for the 75% deal funding. I'M finding deals all the time from the MLS to driving for dollars, but the hard lender I paid for is no't funding 100% LTV. YES I PAID FOR YOU ASK? TWO THOUSAND DOLLARS  last month,and on top of that they keep calling me to pay more money for training.I got hosed. So that being said I love what you and your team is doing. Josh Ive done 2 flip deals with the same PML thanks to your videos Josh God Bless You , You provide the Know How and helped Form my Belief System All over again by the way I'm only 23 yrs old i raised $3k first off watching your free videos then i Payed to Become a member of $40kflipz out of that $3k And I lost $2k in a Mailing Campaign so i watched your Buddy Cocharans Videos on HUD deals and Iocked one up under contract and the same lender then lent me $30k plusi made $18k After i paid My lender his interest ...   11.  I have been interested in Real Estate deals for along time. Funds have always been my main challenge. I am familiar with the ARV method of dealing just clueless when it comes to implementing are even starting the process for my first deal. I know the deals are everywhere just know clue on how to get started. Especially when funds are a factor.

  12. Liked the video and can appreciate the process. Currently have 3 properties with NO mortgages or liens. BUT no funds to complete the Rehab to flip. Partnering with someone to get the funding and experience to complete the process seems like it would make sense. Open to hearing more. ~ Brian
  13. Hi I like this it is good. I was a former Mortgage broker with my own corresponding lending outfit. Our organization was also involved in land development as general contractor we built several homes and was approved fr our first PUD,we were on our way to creating a one stop shop with Title ,Credit repair and 501-3C  operation.  And as all of us know, things changed. I am in the Florida area and looking to 2015 for new opportunities. For the pass 6 months the Real estate investing looks again attractive to be able to create a reasonable cash flow. Over the last two years I have been involved with the rehabbing of properties for investors. Just to mention one ( Invitation Homes). However I have made the decision to find quality financing to assist me in doing my own deals. I did some marketing test with my associate earlier in this year and we got 3 homes directly for owners but we were not able to close because funding was the problem.
