  14. as far as i know most of big city like Vancouver, nyc, sf, montreal and even big city in eyrope.. give you a cap rate or yield of 3-4% gross..wich means after taxes is going to be less of 2%..i am not sure where this guys invest with a yield of 9%. maybe he should share where are the best place to invest

  16. With 27 rental units and grossing $16k, he's renting each for about $600 over his mortgage payments. For most people a 30 year fixed loan payment will be fairly close to market rents. The real world rental profit is more like $100-$300 over a mortgage payment. In some cases you won't make any profit just break even. The investment then becomes more about equity and appreciation. Unless a larger down payment is used to get the mortgage lower, I'd really like to know how he is able to have such wide margins.
