    in the us you have a thing called a 1031 do you have any idea if we have the same in canada, where your selling a property but taking that money and buying another one right away perhaps in the same deal? thanks BTW interesting video im a canadian and i didnt know what you expressed in the video lol

  11. Hey great video. Some info for canada. No double tax for corporation, paying dividends gets grossed up and credit to balance the overall taxes.
    Example:
    1000 corp income
    12% corp tax
    880 paid as dividends
    880 gets grossed up (amount depends on if business gets small business deduction or not)
    So you then pay tax on 880 at personal level but the grossed up amount would be given as a credit.
    Goal overall is for personally paid and corporate paid to be about the same tax rate.

  13. Hey Phil, kinda curious...when it comes to Canada (Ontario) is it still possible to pass on the deed in a Subject To transaction in order to gain ownership of the property? & i presume the proper word for deed is Title in Canada?

  16. Corporate tax plus dividen tax in Canada is roughly equal to personal income tax.  So in fact there is no double taxation.  We just have high taxes up here...Look up dividen tax credit and gross-up if you'd like to know more.

  18. Thanks, awesome info. Just to clarify, when you were talking about doing flips in canada with the skip transfer and you assign it to the end buyer, do you not have to disclose to the original seller how much you are turning around and selling it for?

Awesome video Phil.  Wasn't aware of the liability insurance piece.  As for the taxation in Canada, it would be interesting for you to do a webinar with an accountant.  The 12% is the dividend tax rate, which means that if your corporation pays you a dividend, you're going to be taxed at 12%.  There are many ways to reduce the amount of taxes you pay in Canada, which enjoying all the social benefits such as free health care.
