  1. It is so easy for Mr. Pustejovsky to use the word ghetto in reference to impoverished neighborhoods where blacks reside, however, would he be so comfortable using the same words if he was talking about what happened in Czechoslovakia? During WWll Jews were forced to live in designated areas called ghettos to isolate them from the rest of society. Those ghettos were created just like the ones in America are created. l could go on and on, but there is not enough space for me to write. l learned about their struggle when l was in the 12th grade in public school. My history teacher was Jewish, and he spent weeks teaching about the Holocaust, and Slavery in America. He also taught us how to do our taxes, l left HS knowing how to do my own taxes (1970's). To all who are viewing this video, he is giving you something to think about, and it is not only about investing in the ghetto, process his entire presentation.
  2. hi phil thank you for your honest advice. l learn a lot from your advices.
  3. bro you made me actually consider investing in the low income areas you really un nightmared it from all the other investors i talk to that are lik dont do it i think ill try a cash deal
  4. You are so full of s*#t. Who the hell told you people in the ghetto complain the most. They complain because the housing is usually substandard.
  5. Titling it "GHETTO", is controversial. More people will tune in just to see how controversial it is. Very smart.
  6. There are a lot of property mgt that dont fix up properties. My mother's neighbor gets sec 8 and my mom house is valued at $140k. Lives in NC
  7. The great Fred Batts r.i.p. His estate owns 16 properties in Durham. He rented a room out to me on Craigslist for $320 a month. I paid him bi weekly $160. The other 3 rooms in the house went for $125 a week. A lot people are buying up cheap houses and rent rooms out. You're going have headache though if the people dont match up. Everybody smoked weed though, utilities were in his name though. When he passed in sure the insurance policy paid off the properties
  8. 100% facts
  9. Thanks..
  10. Funny thing is that, Ghetto was a term used for the Jewish immigrants. The term turned black (and as you know anything that is black is negative) to offend my people. This guy Phil P should NOT invest in our neighborhoods just like him and other races, see what their lives would be like without the income of MY PEOPLE, BLACK PEOPLE. So do as your "wonderful" wife says and do NOT invest in our neighborhood, trust me.....the only people who did not immigrate to America will be just fine, doing as we should which is to invest, trust and work together within our race to build and compete with other racial groups. Black people, we do not need to beg other groups for anything, build our own, trust other black people and stop believing that you "made it" just because you have a white family next door.
  11. i've read that
#1 blacks in the ghetto resent and hate gentrification in their neighborhoods
#2 section 8 people are bad tenants, they destroy properties
  12. It`s no such place called the Ghetto just a word White People made up.
  13. this guy is hilarious talking bout the ghettoπŸ˜‚πŸ˜‚πŸ˜‚πŸ˜‚
  14. i love the ghetto πŸ˜‚πŸ˜‚πŸ˜‚πŸ˜‚ its hella money there
  15. the ghetto it is what it is, dont try to play the race card with this guy ,every city has a ghetto, dude speaking real shit
  16. It's ok phil to say because you are a white guy you would tend to stay out of the ghetto.
  17. Some people are sensitive with the word ghetio,I notice out west they use the word low income instead.
  18. Phil, you are fantastic ! Thanks, thanks.
  19. Nice video. There are no bad properties just bad deals. If you can buy under market and flip it you can make a profit. I don't shop for deals in the "ghetto" but when I say ghetto I'm talking about an area where every house and every business has bars on the windows and the crime was through the roof. I also don't buy in luxury high end areas very often because there are more opportunities in that market in between the two.
  20. I am beyond tired of paying full price for rent. I still haven't got picked for the lottery they have every 5 years. I could've bought this house literally almost 10 times for what I've paid in rent. How can I get on Section 8?
