Once a seller in pre-foreclosure decides to move forward with a loan remodification, which usually turns out to be a 40yr remod, can you still provide an offer of a seller finance -wrap around mortgage if the seller wants some of the equity... Or if the W.A. monthly payment turns out to be lower than the monthly remod amount, can you can offer the seller a Seller Finance sub2 with a 2nd Seller Carry Note (interest only w 5yr Balloon)?? please advise~~...

  4. Hi Chris, I have tons of questions
    1) do I need to have business cards at this point? I am just starting.
    2) besides asking the owner how much does he still own for the house, is it any other way to find out?
    3) where or how can I make a contract to send to prospect sellers?
    4) do you perform seminars in Florida?
    I still feel the glass ceiling over my head, I feel confident to make the phone call but I am afraid to ruin the opportunity for not knowing what to ask or say. please help!
  5. so are you taking the full equity from the owner and taking over the house and just giving the owner an escape plan pretty much or does the owner keep some equity. Also, would this plan work if you wanted to maybe keep the property and rent it out?

When you pay the defaulted payments to stop the foreclosure process, who will be paying the continuing mortgage payments and holding costs while you're trying to get the property sold? Not the seller right? The seller already cant afford the payments now..??

  20. When I first started I would approach people about their pre-foreclosure by knocking on their doors. So it felt good that Bo said "I only met a few people who had the guts to go door knocking and say 'let me help you.'" One time, a guy's house was in pre-foreclosure but he didn't even know. He had a job and money to pay for it, it just slipped his mind cuz work got hectic.
