Hey Juan what's up bro I just wanted to say great video's and keep them coming. one thing that I am a little confused by is that in some of your video's you speak about having property managers and how you use them so that you don't have to worry about spending your personal time managing properties but instead you use your personal time doing things like going to the gym, traveling, looking for more investments etc. But then in a few other video's you speak about you managing your own properties. so I'm Just a little confused on how you actually manage your properties.

  8. I ended up owning a 4 unit 3 bedroom each apartment in a D location at the foreclosure becasue no one bid on the property. I had the first deed; I now own it. I want to sell it. To sell it to an investor that might be interested; with say a cap rate of 12 percent, where FHA loans might require more investments and may be difficult due to the property location, what is a good way to market the property. Each unit brings in $890.00 gross rent. How do selling fees play out in what to sell it for with a 12 per cent cap? Is value after selling fees? What is best way to sell it? If I put too much money in, the ROI is not good. I need to act smart on this one and get back to lending money which I know much more about. Thanks

  14. I'm contemplating on my second retirement at age 55 and I want to purchase only multifamily dwellings (apartments), I have liquidated just over $300,000.00 to work with. But as I read the census most of you are talking about 100% financing, is that the best way? My thinking is that I want to owe less, collect more and pay off quicker. Please advise and by the I love this forum and Mr. Pablo I think your teachings are superb.

    Great video! Very informative. I am starting to learn about real estate, and i was wondering where do you get the numbers in order to make these calculations?

    I understand that you can ask a realtor, but I was told by a gentleman that you cannot fully trust the information that the seller gives you. That you have to do your own due diligence to make sure the numbers you receive are accurate. Where can I go to find accurate numbers?

  19. Hello Mr. Pablo! Speaking about area classifications, have you thought about the idea of converting a ghetto-hood into better area (like B or C)? It could be done via purchasing most of appartments, renovating and putting better tenants in, in that way you can force appreciation to the price.
