NZ Property Investing - Renovation 'Before and After' Video - Apatu Flats

This is an example of what you can a) buy for under 100k in NZ - right now in 2012 - plus do up for under 20k NZD (Inside and out, and that's 2 income streams!) The renovation you see in this video meant the rent has gone up by 33% (and this is not me saying this, it's the rental managers) and has turned the yield from 10% (previous condition) to a 12.2 percent yield (based on the following calculation: rent per two units x 52 weeks (annual rent) divided by previous value of property plus renovation cost = 12.2%) A 12.2 percent yield should be more than enough to cover maintenance, vacancy, 100 percent finance, rates, insurance and management and still be 'quids in' as we say in Australia. In fact a 10 percent yield is considered to be 'cash flow positive' so a 12.2 percent yield gives you either a bit more certainty or buffer, or a small cashflow surplus. 'Cashflow positive properties' are considered to be rare in countries like Australia apart from in high risk remote or one industry-dependent towns, but in NZ you can find cashflow positive properties in many regional towns. I used to have a team of bird dogs finding deals for me 'on the ground' in NZ and did like 400 plus deals between 2005 and 2007 before 'lending criteria changed' which meant that it wasn't as pisseasy to get finance as it used to be. Now, in 2012, I think it's time to start buying up again. There are loads of cheap properties like this in NZ and a lot of them need work: partly to increase the value and the rent, but also to protect your investment and make sure it is rentable. My opinion is it's better to buy a trashed place cheap and do it up rather than an already done-up place.
