A lot of prospective investors, clients, and landlords ask us about Section 8 tenants. How many of our rental properties have tenants with Section 8 or other subsidies? Is there a downside to having such tenants? Currently, less than 5% of our properties have tenants with Section 8 or other subsidies. In general, in our experience, Section 8 tenants tend to stay longer, however, the don't tend to take care of the properties as well and will complain about many minimal things that don't really affect the safety or livability of the property. If you don't take care of it, they will call Section 8 and it's likely they will hold back rent until you fix it.
