  7. This is based on interest only, what would be the strategy if bank only do 1 year interest only deal. This deal will be cash negative on a 15 yr arm at 5.25 percent

  10. i would tell that high school student to go for real estate forget college unless u have a strong desire obtain a profession where u need a degree but going to college just to go because of the hype no dont go get into something that can produce cash flow while u young like real estate if that is what he is thinking about , if he make mistakes or run into pit falls he got most of his life a head of him to get on the right track and cake off

  12. Grant, in this video you did not make real estate investing simple.. In this particular deal you got 5 years interest-only financing. So there's no capital payment for 5 years, that is why you say that only cash flow matters. In this case yes, true. Only for 5 years.. But in fact the return on rental real estate investment is composed of: 1) cash flow (cash left in your pocket after debt service, costs, taxes) + 2) equity buildup (the capital portion of the debt service payment, paid by the the tenant which increases your net worth) +3) appreciation (the value of the property going up - true, counting on it alone would be speculation) + 4) tax benefits (many). Depending on the financing, you may have more capital payment, so equity-buildup, but less cash-flow. Still, the deal is equally a good deal. If you or who takes over the deal wants more cash flow can change the financing. Or take an additional loan on the equity which was built up. Also, you seem to have problems with simple calculations, simple memory tasks. I am surprised dude. Maybe you need to wind down and go on holiday :) I love the 10x Rule, and the Be Obsessed, you're a good motivational and sales person, but this particular real estate video lacked substance. Keep up, dude!

    With 10-12% being the target return from CADS - when added in, what'd be the target ROI including Appreciation and Depreciation?

    Also, is there a balloon at the end of year 5? And is the loan Amortized over 15 years or 25?

    I'd definitely be interested in seeing that one page underwriting.
