To a lot of folks, owning an investment property sounds really exciting - but the idea of buying a book, getting a home study course or hiring a mentor to "learn the ropes" sounds like WAY more work than they want to deal with... because let's be honest - it's not easy to learn a new business from square one. When I hear from these people, they almost always fall into one or more of the following camps: a. They have thousands (maybe even millions) available to invest in something, and they're looking for a better place to park their cash than a boring, slow-growing mutual fund. b. They're smart enough to recognize the fact that it takes a significant amount of time, education and endurance to find great real estate deals. c. They're looking for a way to diversify their retirement savings WITHOUT over-complicating their lives or building a new business. Some people have the luxury of being flush with cash, and they'd rather cut-to-the-chase and buy their first property NOW without being a certified expert at real estate investing. When you have plenty of money on hand, this can be a viable option - but only if you can partner with those who know how to buy right, finance right, manage right and sell at the right time - and finding these kinds of brilliant minds is easier said than done. If you've been fortunate enough to find yourself in a position where you have plenty of cash to invest, but you're not entirely sure what you're doing or how to get started, there's an interesting website you need to know about. RealtyShares is a company I've been hearing about on social media for a couple of years now, but it wasn't until a few months ago when someone from the company reached out to me with the idea of putting together a promotional blog post about what the site has to offer and how it works. When I saw what RealtyShares was all about and what the site had to offer, I was pretty impressed with how it worked. Hi Seth I am about to pop on your website on some of your literature for flipping land, I found one seller on Ebay who bought a property for 4,400 beginning of Sept at a tax deed sale and flipped it the other day for either 8k cash or 13k, 149.00 a month terms. Do you think those are pretty good results for a little less than 30 days? before I start a mailing campaign I figure it would be a good idea to dip my feet in that way and just have the experience of getting a deal done. My concerns that I have are really title work or doing the warranty deed which I saw you have a vid on. besides doing my due diligence on the land making sure no scrub jays and that it is in fact buildable.
