  2. Hi:

    1. wall mounted smoke detector was too low, the Fire code stated (at the time of your video) that the TOP of the device be between 4 inches and 12 inches (max) from the ceiling.

    The PRESENT fire code is that the minimum 4 inches from the ceiling has been revised so now it may be installed anywhere from 0" to maximum 12 inches from the ceiling.

    2. a hand railing is required if the landing is 30 inches or higher, not 36 inches.

    3. here in Hawaii, they fail a 3 prong outlet (where there used to be only a 2 prong outlet) as an 'open ground'. There are 3 ways/options to satisfy this : a. cap the wiring with wire nuts and install a blank cover plate, b. revert back to installing a 2 prong electrical outlet, c. install a GFCI electrical outlet.
  3. I'm very sad this happens to you and soo many others willing to take a chance on accepting housing vouchers. I am 57yrs. old with a housing voucher. I consider myself an ideal tenant (never late with my rental portion, very clean, and take pride in wherever I live). My current condo was recently sold, (I've live here for six yrs.), and the new owners, aren't accepting the vouchers. I am looking for a 1 bedroom, that's clean, and safe, but because of horrible tenants, I'm having a difficult time finding new housing.   4. I rented several apartment to section 8 for several years in two different county's in New Jersey. The unit's were spot less with completed renovations and upgrades before they moved in. Yea sure we should fix up our units so they could wreck the place, no thanks ! This guy has no clue, or section 8 is in desperate need of housing. These section 8 clients violated every rule in the Section 8 housing contract. 90% I evicted for non payment. The damage to my property's they did was unbelievable. Smoking in the units is not allowed, they smoked everything that would burn. Cleaning the walls and ceiling with a mop showing a visible line of tar build on all the walls and ceiling just after a year is not a good tenant. One tenant was high on drugs then fell in the bathroom breaking the towel, and toilet paper holder, then falling on top of the toilet tank cracking the tank causing water to leak into the basement. One tenant left everything in the unit, every room was filthy, their was not a spot on the floor to stand without stepping on some type of filth. The sad part is I had to send them a notice to remove there belongings within 30 days before i could remove it. After the 30 days It took several pickup truck loads picked off to the top with a tarp tied down over the top, then down to the county dump. Unbelievable everything was trash. The fridge was loaded down, and for spite it was unplugged, so the smell was real bad. I had to open the windows and door for 2 hours before i could start working ! A different tenant had constant guests. I explained the parking ruled and is also in the lease. "well" guess what - They parked on the grass, over the sidewalks, in other tenants parking spots, leaving wheel marks in the grass, and walk ways. A different tenant - No over night guest allowed with section 8 housing. The day that she moved in a man went up at 8 PM, and left the next day at 8 AM . My Attorney sent her a letter, a week after it went on again. Plus several men, not just one, but several men visiting her for a short stay of 1/2 hour to a hour and a half, or a all nigher. A different tenant after explaining the parking rules again, i received 4 slow leaks on my truck tires, the side walls were punctured. I then installed a outside camera observation system. I then noticed a green object that looked like a form of a USA currency of a green back folded, going into a hole in the window screen. Within a few second i noticed a bag with a leafy substance dark green color going out the same hole. A different tenant piling bulky furniture on the curb with out no stickers. I received a ticket from the township. My attorney sent all the tenants a letter explaining. The next month, the same thing, one more ticket costing 60 bucks. A different tenant - stock pilling the trash, and not separating the recyclables from the household trash. Calls from the police and fire department at 2 AM. The list goes on, and on. All this was explained to the wonderful clients on the section 8 housing in the lease in writing and verbally, and still problems on top of each other. Still wanna rent to section 8 ? Sure the section 8 pays more, but how much would you tolerate ?
