  1. these are conditions in my country: 1) minimum 20% down (that is a nacional law). 2) maximum 20 years. 3) 14% rates. In addition, paying rent is cheaper than a mortgage. What can be done in such environment?
  2. You wouldn't want to make an insurance claim on stolen copper anyways. Just replace it with pex.
  3. Amazing story! It's amazing what kind of deals there are outside of California! Wish I was comfortable enough to jump out of California as CA's market makes it seem near impossible to do this unless you have a proven track record and some nice capitol.

  6. Hi Chris, how do you get past that debt to income ratio thing with the bank? At least in the beginning? Maybe it is because you show the banks they are rented and then they say cool? But what kind of proof do they require now days? Taxes or lease agreements? It seems like I would hit a wall on the 3rd property because the bank would say your debt to income ratio is too high now to qualify for purchasing additional properties. This especially applies to someone that has a middle class income. Also I'm hearing that banks don't want to loan on properties that are like 60k or less now days. Is that true?

  11. What do u do when there are no houses in your area that don't fall into the 1 or 2% rule. I guess you don't buy a house. Homes are way over priced right now

  17. 30k for $850 per mo! Holy Crap! Pretty impossible in Calif. But Hey! willing to do "C" properties. Yes, leave lights on, music, truck parked outside during rehab. I've done that.
  18. Chris - this podcast is a life changer and I am beyond happy (not sure what the right word would be and "glad" doesn't do it lol) that I came across this. I'm actually dealing with a very, very similar situation working a full time job and have actually had the idea since i was in college to own properties and rent them out (realized i was paying a much higher rent than what i knew the actual property was worth). I don't know if you are open to talking but I'd be extremely appreciative if you could give me some insight.
