    doesn't know single thing about investment and bond if you master it investment than you can make same amount of money both have same amount of risk until you master it!
  3. I never understood why people have such a hard time deciding between these two. You're paying at least 4% interest on your mortgage, in addition to property taxes and maintenance costs. With stocks, on the other hand, you can buy cheap mutual funds for as little as 0.02% expense ratio. So, unless you need a place to live, it's a no-brainer to opt for stocks over real estate for wealth-building purposes.

  5. You don't understand stocks if you're only getting 6-8% return. The same people that earn less than 10% on stocks will earn less than 10% on housing. If you don't spend time to educate yourself on stocks you probably won't spend time to educate yourself in real estate. .
  6. Something inside tells me like wolf of Wall street guys actually make their money from commissions you make yours from these videos not real estate. You get what I mean :)
  7. This is ridiculous. On average, that is smoothed out for booms and busts, real estate value increases with the salaries. The market on the other hand grows greater than salaries giving you higher returns. On top of that it is much more liquid.
  8. Uhh.... Capital Gains Tax? Sell your homes and you have to pay your marginal tax rate on 50% (or more!) of the increased value since you bought! Say goodbye to 20, 30 or or even 40% of your profits right off the bat.

  10. Excellent video, my wife and I are living proof that rental real estate is a great investment. One of our rentals kicks off enough cash flow to pay for our primary residence's mortgage tax and insurance payment. In the coming months we are using a home equity line of credit on our primary residence to purchase another rental property. In a year we will sell our primary residence and buy two or three more properties. And after that take out a home equity line of credit on one of our other rentals. We are both in our mid 30s and plan on continuing buying at least one rental a year for the next 30 years. Forget about flipping are speculating in the stock market, just rinse and repeat, it's all about the cash flow. Not saving up some chunk of money and praying you die before it runs out.

  15. so if you do real estate, what is your job called? a real estate agent? i thought those people help you buy or sell a house and get a 10% commision fee ot something. Do i need a degree for this?

  17. Stocks have higher risk % but also higher profit %. Thats it.
  18. Why are you assuming you can use leverage in Real Estate but not in stocks, bonds, etc.?

    Why are you assuming income from stocks, bonds, etc. drop by 50%. They stay the same usually, just like rents.
