1. Don't most properties who have a tax lien also have a mortgage Lien and behind in the HOA dues? I would think the lender would payoff the tax lien as not to go into a tax lien Foreclosure.
   
   What would prevent an investor approaching the homeowner that got foreclosed on give them $2 grand to sign a piece of paper, then paying off the tax lien plus the 25% and automatically owning the property?

3. The Texas tax deed system can be confusing at first but you presented the information very clearly. Nice job.
   I have yet to spend much time on the struck off lists. I always assumed that they would be mostly junk but I'm sure there are the occasional diamonds in the rough if you have the right exit strategy.
