www.ThePropertyTeacher.co.uk I've now finished the work on my £30k buy to let investment property and have a tenant in paying rent. The main problem was a hole in the roof but the previous owners had left it. So we needed to replaster areas and give it good chance to dry out. We also put in a new bathroom and a new stud wall to separate the kitchen from the living room. And we put in new external doors and windows (and to the ground floor flat which we also own)and painted the external rendering to make it look nice and tidy. And, of course, there was sorting out the title problem which my solicitor tells me is resolved. All in all it’s cost about £10k to the work, so with fees it’s it has cost about £42k in total and I’ve let for £450 a month.
