  1. Buying for cash-flow is the safest way to invest in real estate. Rental rates are indexed for inflation so no matter how bad or good the real estate market is, you can ride out any bad wave. You should mention the 1031 tax exchange when selling real estate. Huge benefit to avoid paying taxes when selling an investment property to buy a new one...

  7. Bank owned properties can be a very good purchase decision for investors that are willing to hold on to the properties until the market rebounds. Renting the properties while waiting creates positive cash flow on top of a return on investment.
