It's the asset that's created more millionaires than anything, right? It's the one place you start with no money, no credit, and make millions quickly, right? Or is it something that's overrun with clueless people all trying the same methods that are filled with landmines and massive risk that could cause you to lose everything? When I was 16 years old I went to one of those hotel seminars to learn how to make money investing in real estate... I was up late one night watching TV and saw an infomercial about how you could get rich with real estate even if you have no money and no credit. Being a hungry, driven young man I quickly called the number to reserve my spot in the seminar. So early Saturday morning I showed up at the Marriott in Tampa, Florida and eagerly sat in the front row of the real estate seminar. Several hours later I found myself running to the back of the room to buy a real estate course for about $2,000. Now, to this day I think the best investment you can make is in yourself. And I think it's a great idea to hire a mentor... But the problem with real estate is that the theory behind doing a profitable deal is so incredibly simple, yet there are so many moving parts and so many things that could go wrong at any minute... And this means that most new real estate investors have such good intentions, but at best, end up spinning their wheels or the worst case scenario, end up losing all their money. So here's what I'm gonna do... I'm going to save you a TON of time and money, and teach you what most real estate investing courses teach in just a few minutes.

   And I feel your pain. I have talked with 5 contractors who assure me they can do the exterior work I need on my rental. I say, "Great. Give me and estimate of what work you are going to do, how long it will take, what materials you need and a GANTT chart with Day 1, Day 2, etc., so I can have the materials staged for you when you need them." Then I never hear from them again.
