  2. Pay the debt and watch that credit, GC is a multi-millionaire his credit is established--you're characterized especially by those you are looking to borrow money from by your credit rating like it or not.
  3. Around minute 18. I hope that guy doesnt think Grant is saying he should default on his loan. Make the payments, dont pay the full amount of the loan. If you owe $40k. Make the payments on the loan from your earned income. Dont take $40k from your savings to pay your debt. Save your money to invest.

Dang! that secretary better get fired!  How do you treat a client willing to purchase a property worth several million dollars that way?  Send and email, send an email!  Really?  You want someone who is going to buy your most expensive property on the market to jump through your hoops?  No wonder the deal fell through to loopnet.  I bet she treated all the potential buyers that way and they got sick of it!

  16. S&P averaged over the last 75 years is like 11% with no tennants to deal with and less risk. Grant you have to be counting on some appreciation to make sense of this?

  20. G .. the guy just starting out needs to worry about thier credit. It is a scam but poor credit affects getting a loan, loan interest rates and down payment amount. I save a percent on my loans and 10% less downpayment by fixing my credit. Of course if you already have the leverage then credit doesn't matter. I do agree to buy the rental first then use part of the cash flow to pay down bad debt. Awesome work with the videos, Love the knowledge.
