Why out of state real estate investors buy in Oklahoma City



http://virtualrealestateteam.com. 95% of my Oklahoma City real estate investors are from out of the state or out of the country. So the question is why would some one from California or Israel want to invest here? For the last 12 years this has been the norm and it is all about research for the right markets for long term investing. You don't come to Oklahoma City to fix and flip, the market is not volatile enough nor do we have many foreclosures. What makes Oklahoma City attractive is low housing cost, low overall cost of living, and low taxes and insurance costs. Add to this the 9th fastest growing metro area over 1 million with strong income increases and you have the perfect conservative market to invest in and sleep at nights. I sell over 100 properties per year to people outside of Oklahoma yet very few in the last 12 years have sold and moved on because as long as they cash flow why sell? Of course some do but the majority don't. That is the testament to a stable and predictable market. Many of these investors also go to other states like Florida, in face I own property in Florida too. Why we all are looking for is a great return on investment that doesn't feel like Vegas where the odds are against you in the casinos. I would add that most of the properties we sell are new homes that start at around $135,000. How's that for affordability! It has been a great year so far but we are running out of property to sell because we don't want to oversell any neighborhood and create a downward pressure on rents. We are with you for the long term and no one sale is worth hurting our reputation that I have worked hard to preserve for 27 years.
