Hey Jeremy.  Your videos are awesome.  Been starting to learn about the stock market from your YouTube channel.  It would be great if you made a video on the advantages to real estate investing.  I currently have a 2 family home that generates income, it's a long term investment because the area is being developed by some big companies.  What are your feeling on Wholesaling real estate?  Where you utilize other people's money instead of your own but you are more or less the "deal finder"

  4. Struggling with which way to invest because in Tennessee the state has a 6% tax on income from stock investments (which to me, is huge). Tennessee does not tax you on income from real estate investments. I think it depends on where you live.
  5. It's unfair to compare real estate with stock investing. It's all about risk. That is, you have a lot more chances of losing everything in stocks then you do with real estate. Ideally, you have a portfolio of both stocks and REIT for diversification.

  10. Real Estate market far out performs stock market in China. But that is just an exception.
  11. I'm a big fan of real estate.
    1.- Bankers will lend you the money for buy a property and not for invest in the stock market.
    2.- You can take action, You can sell or even refinance your property for put yourself on a better position.
    3.-On the stock market you can't control the business, You usually make money depends on someone else moves (CEO'S)
    4.- They are actually tax deductions that you can use in the real state.
    5.- You get bought Capital gains and cash flow.
    6.-You do not really need a lot of money for buy real state, You probably will need debt but like a smart investor, if you do your job you could put positive cash flow in your pocket every month.

    In my opinion, you should invest in bought: Real estate and stock market it also depends on yourself what do u like better if you love what your doing you will be better even if its stock market, real estate or whatever.

  15. Great video Jeremy, I still have never bought any shares but I do have a few rental property's here in Australia. We get a lot better tax advantages for investing in property in Australia and can achieve good capital growth. When I was 23, I purchased my first house back in 2001 for 165K current value 750K+ in the past 16 years it has always paid me rental returns and given me yearly tax benefits.
  16. Hey Jeremy, thanks for your videos been following you for a while now. What you say about real estate isn't 100 % accurate, you actually don't need much money, or any money at all if you know how to invest. You can use other investors money to invest and sometimes there is no down payment at all so you dont need to pay anything upfront. You can even use borrow money from the credit cards, ;I know people who has invested like that. Take care

It depends - if someone doesn't have a lot money many it's really better to study well the stock market and to focus on this but if there is a person that have a nice amount of money it's better to focus on real estate projects - not to buy an apartment for invest i mean a project and then it's better then the stock market+ its always good to invest on the side in the stock market and you need to know how to pick the good deals. Like in my last investment I did over 35%
  18. Interesting video! But besides much good points you mentioned, if your are selling the stock, you pay quite equal percentages (as for the reantal income)for your earnings (at least in Germany with a average income of ~40000€/yr).
  19. If I did not know anything about real state nor stocks this would sound convincing, but I know about both. This is  rubbish, seems like you are trying to sell people on stocks (which would have them buying your products). This is my opinion and interpretation, if you read this please get your own. Do research.
  20. @Financial Education you missed a great opportunity to segway into REIT investing. You can diversify greatly, get in at sub $100 prices and have yields you can only get in real estate investing if you borrow at a ton of money.
